Crestmoor Park (2nd Filing) contains approximately 485 homes. These homes are subject to certain covenants, conditions, and restrictions which were restated in 1997 (the “Covenants”). Crestmoor Park (2nd Filing) Homes Association was established, as contemplated by the Covenants, pursuant to its Articles of Incorporation. Copies of the Covenants, Articles, Bylaws, Design Guidelines, and Minutes, in addition to other useful neighborhood information, are available on our website.
Pursuant to the Bylaws, the Board of Directors adopted Design Guidelines, which must be consulted and complied with if you contemplate any exterior improvements. Any homeowner planning exterior improvements to that homeowner’s lot, from the installation of a fence to the construction of an additional living area to scraping and rebuilding to landscaping utilizing hardscapes, must have the prior approval of the Architectural Committee. The important thing is to contact the Architectural Committee as soon as possible in advance of your planned construction. Tom Deline chairs the current Committee. It is worth noting that the Covenants provide an eight-foot side yard setback compared to five feet (or less) under the Denver Zoning Ordinance. In addition, no fences or other improvements (with certain specified exceptions stated in the covenants) may be constructed in the front yard. An additional feature contributing to the park-like feel of our subdivision is the absence of sidewalks. If the Denver Building Department notifies you, in connection with new construction, that a sidewalk is required, this is in error; please get in touch with a board member immediately.

The Association has additional security paid for by your annual dues. In addition, the security company offers other protections that you can sign up for by completing the forms at https://crestmoorparktwo.org/security.
The annual dues for the Association is $175.00 per year, which are collected during the first quarter. You will receive a notice of annual dues and instructions to remit payment. Additional policies include late fees and the Association’s lien rights concerning dues that are not paid on time.
The Board of Directors hosts an Annual Meeting of homeowners. You will receive a Notice of the Annual Meeting at least 30-days in advance, including the time and place and a proposed agenda. We are incredibly proud of the appearance of our neighborhood and expect that its appearance is one of the reasons you chose to buy a home here. Your assistance in maintaining the appearance of your home and landscaping in a clean and attractive condition will be greatly appreciated. In particular, the Association requests that you keep your trash and recycling containers in a location not visible from the street except on trash and/or recyclables days. This is also required by city ordinance.
As a reminder, though the city permits raising chickens, our Covenants prohibit raising livestock, including chickens.
